Florida Foreclosures Are Outpacing the Nation, and Ocala Is One of the Hardest-Hit Metros

Florida recorded the highest foreclosure rate of any state in the first half of 2026, with one in every 373 homes receiving a filing, according to ATTOM's midyear foreclosure report. The state saw 27,494 properties affected, and REO property counts climbed alongside them as lenders completed more repossessions than at any point since before the pandemic.

Nationally, foreclosure filings rose 21 percent year over year, and REO completions jumped 33 percent as the average timeline shortened to 563 days, the fastest pace recorded since 2013. Florida's activity stood out even against that national trend. The state logged more than 20,000 foreclosure starts, trailing only Texas, and several Central Florida metros landed among the ten worst-affected areas in the country. Ocala posted a 0.31 percent foreclosure rate, placing it alongside Lakeland, Cape Coral, and Jacksonville on that list.

A Faster Pipeline Changes What Shows Up at the Door

A shortened timeline sounds like good news for lenders clearing a backlog, but it changes what field vendors encounter on arrival. Properties are reaching REO status faster, which means less lead time to schedule inspections, secure a home, and stabilize it before it goes to market. A property that once sat vacant for close to two years arrived with predictable, familiar damage. One moving through in under 19 months can still have working utilities, recent occupancy, and a completely different punch list at the first visit.

Servicers working Florida's pipeline are also managing more properties spread across a wider footprint than a single hot metro. The state's REO growth was distributed across Central and Southern Florida rather than concentrated in one area, which puts real pressure on vendor coverage. A single point of contact able to run inspections, lock changes, and preservation work across that entire footprint becomes more valuable as the property count rises and the geography spreads out.

Central Florida Coverage That Matches the Pipeline

This is the environment Firmhand operates in every day. Ocala sitting among the ten worst-affected metros in the country is not an abstract data point here, it is the neighborhood next door. Running property preservation, securing vacant homes, and coordinating repairs across Ocala and Central Florida means covering ground quickly without losing the documentation that servicers and asset managers need at every stage of a file. One crew handling inspections, lock changes, debris removal, and repair work on the same property cuts down on the handoffs that slow a file down when volume is climbing.

Foreclosure activity in Florida is not expected to slow through the rest of 2026, and the properties moving through the pipeline faster will need vendors who can match that pace without cutting corners on the paperwork. That combination of speed and documentation is what keeps a file moving instead of stalling at the next stage.
