Well-Maintained Landscaping Adds Up to 15 Percent to a Home's Value, Research Shows

A Virginia Tech review of landscaping research found that quality landscaping can boost a home's perceived value by more than 12 percent, and real estate agents overwhelmingly back that up.

Well-Maintained Landscaping Adds Up to 15 Percent to a Home's Value, Research Shows

Well-designed landscaping can raise a home's perceived value by 5.5 to 12.7 percent compared to a home with no landscaping at all, according to a review of horticultural research conducted by Virginia Tech. On a $300,000 property, that translates into $16,500 to $38,100 in added value, purely from the condition and design of the grounds.

Real estate professionals back up the research from their own side of the transaction. The National Association of Realtors reports that 97 percent of agents consider curb appeal important for attracting buyers, and a large majority recommend sellers improve their landscaping before listing. Poorly maintained landscaping cuts the other direction just as sharply. A separate study published in the Journal of Environmental Horticulture found that neglected grounds can pull property values down by as much as 10 percent, meaning the condition of a lawn and its plantings moves value in both directions, not just one.

Design Quality Matters More Than Plant Count

The research points to design sophistication as the strongest factor in how buyers and appraisers perceive a property, ahead of the sheer size or maturity of the plants themselves. A coherent, well-maintained layout reads as a signal that the rest of the property is cared for too. An overgrown bed or a patchy lawn sends the opposite signal before a buyer, board member, or prospective tenant ever gets inside the front door.

For HOAs and property managers, this research reframes routine grounds care as more than a maintenance line item. Landscaping is one of the few improvements where the value compounds over time, since mature trees and established beds only add to a property's appeal the longer they're maintained properly, unlike a fresh coat of paint that starts depreciating the day it's applied. Deferring a mowing schedule or letting beds go unweeded for a season can undo years of that accumulated value in a matter of weeks.

Grounds Care Built Into the Full Property Cycle

Firmhand treats lawn and grounds work as part of the same scope as turnovers, inspections, and exterior repairs across Ocala and Central Florida, rather than a separate contractor working off a different schedule. A property manager coordinating a turnover or an HOA board reviewing common area upkeep gets landscaping handled by the same crew documenting everything else on the property, which keeps the whole exterior on one consistent standard instead of a patchwork of separate vendors.

The data is consistent across every study on the subject: landscaping is one of the few property investments that keeps paying back for as long as it's maintained. Treating it as routine upkeep rather than a discretionary extra is what protects that value over time.
